The Department of Housing’s Rental Pathways Scheme (RPS) is an ideal opportunity for home owners to have long term, stable tenants in their investment properties. Home owners receive various incentives and guarantees for participation in the scheme – a fail safe way to ensure the property continues to provide a return on investment
.
What is the Rental Pathways Scheme?
The scheme will assist eligible tenants to transition from public housing into private rental accommodation. The scheme aims to provide tenants with the tools to secure and maintain a successful tenancy in the private market.
The benefits for home owners are many and varied, including guaranteed rental income for the term of the lease. The Department will also pay an annual up-front payment to home owners and compensate for property damage at the end of the lease that is not covered by the tenant’s bond (up to $5,000).
What incentives will I be offered?
The Department of Housing is offering home owners a number of incentives to encourage participation in the scheme including:
- Guaranteed rent for the term of the lease
- Upfront payment of up to 20% of the annual rental income
- Up to $5,000 compensation for any property damage*
- Tenants with good tenancy history and stable incomes
- A 12 month lease with an additional 12 month option
- Security of investment guaranteed by the WA State Government
- Dedicated staff from the Department of Housing solely focused on the RPS
*conditions apply
Tenants must also comply with their obligations under the Residential Tenancy Agreement.
Which tenants will be eligible?
The Department of Housing has specific criteria for the RPS to ensure that suitable candidates are selected for the scheme.
Tenants selected for the scheme have the means to rent privately and no longer need the assistance of the Department of Housing. Selected tenants will exceed the public housing income limits and have a good tenancy history. They will be assessed as being ready to take the next step into the private rental market.
